Handing over a new building

At the end of the build, the contractor and the client review the work. The construction industry uses standard contracts. These help both sides to agree when the building is complete and the main work is up to standard.

Construction contracts include a handover process. By law, the contractor must give the new owner a number of documents. These help them to operate the building.

They help to:

  • keep the occupants comfortable and safe
  • reduce energy costs
  • prolong the life of the building.

New buildings come with a warranty period. The warranty is the guarantee that the building has been built, and will work, as designed. During this time, the contractor will repair or replace parts or systems that don’t work properly. This allows the building to open, even if some small problems still need to be fixed.

The contract and handover documents detail what the warranty covers and how the contractor will respond.

But does the new building live up to expectations? The DQI process doesn’t stop when the workers leave the site. The final stage allows the new users to give feedback about their new building. This helps the client, and their contractor, to work better in the future.

The Wates Group has its own systems that, like DQI, help it to learn from previous projects. The Group makes sure that this knowledge is put to good use in the future, for example through its Health, Safety, Environmental and Quality (HSEQ) policy.
